Most Dholera builders hand over a registered sale deed and stop there — leaving the 7/12, VF7 & VF8A mutation record untouched. Dholera City Smart’s Mutation Service completes this missing legal step so your plot is officially recorded in your name.
Registry Done. Mutation Missing. Sound Familiar?
What Most Buyers Have
- A registered sale deed from the Sub-Registrar office
- No updated entry in the 7/12, VF7 or VF8A revenue record
- Seller’s name (or an earlier owner’s) still showing in government land records
- No follow-up from the builder after registry was completed
What Dholera City Smart Delivers
- A completed mutation application filed at the correct Talati / Mamlatdar office
- Direct coordination with revenue officials on your behalf
- An updated 7/12 / VF7 / VF8A extract in your name
- Independent verification of the entry on the official AnyRoR portal
Registry vs. Mutation — They Are Not the Same Thing
| Registry (Sale Deed Registration) | Mutation (Dakhil Kharij) | |
|---|---|---|
| What it is | Legal document recorded at the Sub-Registrar office proving a transaction occurred | Update of the actual land revenue record (7/12, VF7, VF8A) in the buyer’s name |
| Maintained by | Sub-Registrar / Registration Department | Talati / Mamlatdar / Revenue Department |
| What it proves | A sale transaction legally happened between buyer and seller | Who currently holds recorded ownership per government records |
| Automatic after sale? | — | No — must be separately applied for |
| Needed for | Legal proof of transaction | Property tax, loans, resale, transfer, dispute-free ownership |
Why Aren’t Dholera Builders Providing Mutation?
There are a few honest, common reasons sellers stop at registry and leave mutation pending.
01
It’s a separate process.
- Mutation isn’t automatically triggered by registration — it requires its own application at the Talati office.
02
Extra time & follow-up
- Selling many plots means many individual mutation applications — an administrative load most sellers avoid.
03
Incomplete underlying approvals
- Where NA conversion or the ownership chain itself is incomplete, mutation becomes slower to push through.
04
Sub-division of mother plots
- Large survey numbers split into many plots each need individual mutation — often left pending by the seller.
05
Low commercial priority
- Once payment is received and registry is done, sellers have little incentive to pursue mutation for you.
06
Buyers don’t know to ask
- Many first-time buyers assume registry alone is sufficient — and only discover the gap much later.
